Basement Water Damage Restoration Abbotsford
Basement flooding, seepage, and foundation moisture — extracted, dried and restored.
Basement water damage is the most common restoration call we handle in Abbotsford. The Fraser Valley's high annual rainfall, clay-heavy soils and aging drainage infrastructure create relentless pressure on basement walls, floor slabs and window wells. Whether your basement flooded from a sump pump failure, a backed-up floor drain, a foundation crack or a burst water service line, the restoration process requires specific equipment and expertise.
Finished basements are particularly complex restoration projects. Water gets between the finished wall and the concrete foundation, saturating the wood framing and insulation while the drywall face looks almost dry. By the time visible water staining appears on the drywall, the framing cavity behind it has been wet for hours. We assess finished basements with thermal imaging to find the full moisture boundary before we start work.
Unfinished basements are more straightforward but still require careful protocol. Standing water over a concrete slab needs to be fully extracted — including water that has wicked into the concrete itself. We run moisture meters directly on the slab surface and confirm moisture content before and after drying. A 'dry-looking' concrete floor can still be releasing moisture that will condense on stored items and promote mold growth.
Drainage issues that caused the flooding need to be addressed before we pack up. If your sump pump failed, running a temporary pump and documenting the failure for your insurance claim is part of the response. If floor drains backed up, we can assess and clear them. We're not plumbers, but we coordinate with trades to make sure the water problem is solved, not just cleaned up.
One particular risk in Abbotsford basements: if the flooding came from a combined sewer overflow event or a backed-up sanitary drain, the water is Category 3 (black water) regardless of how clean it looks. Category 3 water requires full biohazard decontamination protocols — complete material removal, HEPA vacuuming, antimicrobial treatment and air scrubbing.
