Hardwood floor water damage has a narrow window for successful in-place drying. Solid hardwood and engineered hardwood both begin to cup, buckle and delaminate within hours of significant water exposure. If you act fast — within 24 hours of a water event — there's a real chance of saving the floor without replacement. After 48 hours, the odds drop considerably.

Wood is hygroscopic — it absorbs and releases moisture according to its environment. When a wood floor is suddenly exposed to a large volume of water, the bottom of each board absorbs moisture faster than the top, causing the boards to cup (the edges rise relative to the centre) as the bottom expands faster than the top. This is reversible if caught quickly. When the boards then dry unevenly, they can crown (cupping reverses), warp longitudinally or develop permanent gaps and splits.

The primary technique for saving a water-damaged hardwood floor is specialty floor drying mat systems. These low-profile mats are placed on top of the floor and connected to extraction equipment that applies negative pressure through the mat, drawing moisture up through the wood from below. Combined with LGR dehumidification in the room to keep ambient humidity low, this system can dry a floor in place within 3 to 5 days in many cases.

Not every floor is a candidate for in-place drying. Floors with extreme cupping, delamination of the wear layer (in engineered products), or prior finish failure that allows water under the finish surface may require replacement regardless of speed of response. We assess this honestly and give you a realistic prognosis before committing to a drying approach.

Laminate flooring, unfortunately, almost never survives significant water exposure and generally requires replacement. Laminate is a paper-core product sealed with a melamine surface — water gets under the surface layer at the joints and swells the core irreversibly within hours. We document laminate damage for insurance replacement claims.
